REALTOR
Appraisers work with real estate agents and
brokers on a daily basis. If you are looking for a
REALTOR you will be pleased with
any of these. They are leaders in their market areas and contribute a
great deal to their communities. Not only can they help find you the
home of your dreams, they will negotiate on your behalf and protect your
interest.
Don't go it alone. REALTORS will help negotiate for
you, provide you objective information, provide you financing options,
setup and recommend appropriate inspections, and assist with the entire
home selling and buying process.
Some questions you may want to ask your potential real estate agent.
- How long have your been selling real estate?
- How many homes have you sold in the Quad Cities?
- What do you know about the market in my area?
- What educational designations have you achieved?
- What is your average market time vs. the market?
- What is your list price to sales price ratio vs.
the market?
- How much are you willing to spend in marketing?
- Do you zone-farm my neighborhood for buyers?
- Do you mail flyers of my home to the public?
- May I see a sample brochure of past homes sold?
- Do you provide a home marketing book for prospects?
- Do you provide a written report to sellers of
marketing activity? If so, how often?
- May I see your resume or personal brochure?
- If I list the home, when you'd the marketing begin?

(on how to really help you sell your property)
- Tidy up the grounds - porches - garage. Keep lawn
trimmed and edged. Make sure that your yard is clean of refuse.
- Your front door gives a vital first impression
while a Realtor and prospect wait for you to answer the bell. be sure
it is scrubbed clean.
- Dress up windows in freshly laundered curtains.
- If any decoration is needed (especially the
kitchen) do it now! $20.00 with of paint may balance $100 in a price
cut. Bathrooms help sell homes. Make this room sparkle.
- Keep all steps clear of hazards
- Don't forget to have all light sockets filled with
bulbs. Illumination is like a welcome sign. The potential buyers
will feel a glowing warmth when you turn on all your lights for an
evening inspection.
- Wash dishes, put away clothes, straighten up
newspapers, etc.
- Make up beds with attractive spreads.
- Keep pets our of the way when showing. (One type of
prospect is annoyed - the other gets attention diverted.)
- Avoid having too many people present during
inspections. The potential buyer will feel like an intruder and will
hurry through the house. Do not allow children to tag along on the
visitors tour.
- Leave showing up to the salesman. It is his
business to sell; he can lead up to basic reactions alone better than
with running conversation help. The salesman know the buyer's
requirements and can best emphasize the features of your home. You
will be called if needed.
- Don't discuss anything concerning the sales with
customer. Let the Realtor discuss price, terms, possession and other
factors with the customer. He is eminently qualified to bring
negotiations to a favorable conclusion.
- Never apologize for appearance. It only accents or
distracts.
- Never try to sell furniture to a customer before
the deal is complete.
